How do I Rent from Home Forward?
When it comes to renting a property from us, we have certain qualifications that we look for in potential residents. These qualifications vary depending on the monthly rental price. It's important to be aware of these qualifications before applying for one of our properties to ensure that you meet the necessary criteria.
Qualifications for All Potential Residents

Every potential resident over 18 years of age must fill out an Application.

All potential residents on the lease must collectively earn at least three times the monthly rent in verifiable income. All lawful, verifiable sources of income will be considered.

In instances where a potential resident cannot prove three times monthly rent as income, a cosigner will be required.

A maximum of 40% DTI (debt to income) is required to be considered as a qualified cosigner.

Cosigners are both financially and legally responsible for the lease.

All potential residents and cosigners must submit to a criminal background and credit check.

We cannot accept potential residents convicted of a felony causing them to not be able to pay rent or crimes involving the safety of others or property in the last three years.

We cannot accept potential residents with evictions in the last 3 years.

Potential residents with outstanding collections from apartments complexes, property managers, private landlords or utility companies will not be considered.

Potential residents that would be in violation of the lease by signing it will not be considered.

Potential residents must be able to provide legal identification in the form of a driver's license, government ID or passport.

According to company insurance regulations, we cannot accept pets listed on the aggressive breed list including: Pit Bull, Staffordshire Terrier, American Bulls, American Pit Bull Terrier, Doberman Pinschers, Rottweilers, Chows, Presa Canarios, Akitas, Alaskan Malamutes, German Shepherds, Siberian Huskies, Wolf-hybrids or any mix of any of these. No exceptions will be made.

All resident selections are at the discretion of Home Forward and will be judged solely on income, financial background, rental history, and criminal history and our rental qualifications.
